Vacation Rental Licensing Process for Peaceful Palms

Peaceful Palms currently meets the requirements for Future Land Use Map (FLUM), as the property is designated under Residential High (RH) or Mixed Use (MU) FLUM.


Assessed Value Requirement for Weekly Rental Application

To qualify for weekly rentals, Peaceful Palms must meet the Assessed Value Criteria, which is evaluated annually. The 2024 assessed value has not been released yet—it will be updated on the Islamorada village website once available.

For reference, in 2023, the assessed value requirement was $582,600, which was based on 600% of the median adjusted gross annual income for Monroe County households ($97,100) using the 2023 Monroe County Property Appraiser's total assessed values (see Ordinance 16-18).

Each year, around the third week of August, proposed tax assessments are sent out, which will include the new assessed value for the upcoming year. In October, certified tax values are finalized and sent out. Once you receive your certified taxes, you can submit your application to the village to apply for a weekly vacation rental license.


Applying for a Weekly Vacation Rental License

  • The application can be found on the Islamorada village website:
    Document Center → Planning Forms and Applications → 2024 Vacation Rentals (register for portal account)
  • The process requires multiple steps, including obtaining a business license, DBPR license, tourist license, and fulfilling other requirements listed in the application.
  • You can begin preparing these requirements before receiving your certified tax values, as it can take time to complete.
  • Once certified tax values are received in October, you can officially apply for a weekly rental license, which takes approximately 3-4 weeks for approval.


Fees & Renewal

The annual fee for weekly vacation rentals in Islamorada is $1,325 per calendar year. If you register for a weekly rental license in 2024, you will need to renew and apply again for 2025.

If you have hired a vacation rental management company, they may handle the application process for you or assist with it.
